Industrial
All of the Incentives last for 12 years, essentially reducing taxes by 60% for the first 10 years, and require municipal approval (may require Cook County Board of Commissioners approval).
Class 6B: This incentive is designed to encourage industrial development throughout Cook County by offering a real estate tax incentive for the development of new industrial facilities, the rehabilitation of existing industrial structures, and the industrial reutilization of abandoned buildings.
Class 8: This incentive is designed to encourage industrial and commercial development in areas of the county that are experiencing severe economic stagnation.
Class C: This special property designation is designed to encourage industrial and commercial development throughout Cook County by offering a tax incentive for the remediation of contaminated properties, including abandoned property or vacant land.
Class L: This special property designation includes real estate to be used for commercial, industrial, multifamily residential or not-for-profit purposes and has been individually designated as a landmark or is a contributing building in a designated historic or landmark district.
Commercial
All of the Incentives last for 12 years (excluding the Class 7c Incentive), essentially reducing taxes by 60% for the first 10 years, and require municipal approval (may require Cook County Board of Commissioners approval).
Class 7A: This incentive is intended to encourage commercial projects in areas determined to need commercial development. These projects have total development costs, exclusive of land, that do not exceed $2 million and would not be economically feasible without the incentive.
Class 7B: This incentive is intended to encourage commercial projects in areas determined to need commercial development. These projects have total development costs, exclusive of land, which exceed $2 million and would not be economically feasible without the incentive.
Class 7C: Commercial projects that qualify for this incentive will receive a reduced assessment level on a graduated basis over 5 years.
Class 7D: This commercial “food desert” incentive is intended to encourage the operation of grocery stores in areas where it would not be economically feasible without assistance.
Class 8: This incentive is designed to encourage industrial and commercial development in areas of the county that are experiencing severe economic stagnation.
Class C: This special property designation is designed to encourage industrial and commercial development throughout Cook County by offering a tax incentive for the remediation of contaminated properties, including abandoned property or vacant land.
Class L: This special property designation includes real estate to be used for commercial, industrial, multifamily residential or not-for-profit purposes and has been individually designated as a landmark or is a contributing building in a designated historic or landmark district.
Multifamily
Class 9: This incentive is designed to encourage new development, rehabilitation, and long-term preservation of affordable multifamily rental housing throughout Cook County.
Class S: This special property designation is subject to a project-based Section 8 contract that has been renewed under the United States Housing and Urban Development (HUD) “Mark Up To Market” (MUTM) option. The Section 8 units must be retained during the five-year term of the renewed MUTM contract.
Class L: This special property designation includes real estate to be used for commercial, industrial, multifamily residential, or not-for-profit purposes and has been individually designated as a landmark or is a contributing building in a designated historic or landmark district.
